EXTENDAM Converts Artificial Urban Space into an Ibis Budget Hotel in Córdoba, Spain
EXTENDAM announces the acquisition of a currently artificialized urban plot, used as a parking lot, to transform it into a 96-room ibis Budget hotel near the city center of Córdoba, Spain. The hotel is scheduled to open in 2026 and will be operated by DG Invest, a long-standing partner of EXTENDAM with extensive experience in the Spanish market and in managing Accor-branded properties. The asset will be Córdoba’s first hotel under an international brand.
Córdoba, the Fourth Largest City in Andalusia, Welcomes Its First International Brand
The hotel market in Córdoba is mostly composed of independent establishments, and to date, lacks any international hotel chains. The future ibis Budget Córdoba will therefore stand out and attract guests quickly, leveraging the strong brand recognition of Accor in Spain.
Located in the residential Fray Albino neighborhood, on the left bank of the Guadalquivir River, and just a short walk from the city center, the hotel will offer 96 rooms and a rooftop pool. Its strategic location provides easy access to key tourist attractions, such as the Museum of Modern Art, the Mosque-Cathedral of Córdoba—one of the most visited monuments in Spain—and the Nuevo Arcangel Stadium.
The hotel aims to achieve BREEAM “Good” certification and will be part of Accor’s Green Key program. It is also expected to be labeled “Sustainable Travel Property” by Booking.com, and its environmental performance will be continuously audited by Betterfly Tourism.
The Appeal of a UNESCO World Heritage City
Córdoba, the fourth-largest city in Andalusia and the twelfth in Spain, stands out for its economic vitality and excellent accessibility. Strategically located, the city is well-connected by a high-speed rail network linking it to major Andalusian cities like Seville and Malaga, and to Madrid. This high level of connectivity, combined with a robust road network, makes Córdoba attractive for both business and tourism.
The local hotel market is currently expanding, driven by business travelers and a steady stream of national and international tourists.
Recognized as a UNESCO World Heritage Site since 1994, Córdoba’s historical and cultural heritage significantly boosts its tourism appeal. Its historic center, including the Mosque-Cathedral, Medina Azahara, and the Festival of Patios, all listed as World Heritage, showcase the city’s rich past. These iconic sites draw numerous visitors every year, reinforcing Córdoba’s role as a top tourist destination in Spain.
“It’s a pleasure to invest once again with DG Invest, with whom we already co-own 16 hotels totaling 1,498 rooms across France, Spain, and Portugal. Laurent Gauze and Jean-Charles Delgado bring deep expertise in the Iberian hospitality market and Accor brand operations—promising a successful opening and strong financial and environmental performance for the future ibis Budget Córdoba,” explains Inès de l’Aulnoit for EXTENDAM.
