EXTENDAM annouces the disposal of the Stendhal Place Vendôme Hotel
EXTENDAM announces the disposal of the Stendhal Place Vendôme hotel, a 21-room upscale property located in Paris’s 2nd arrondissement. Acquired in April 2020, this asset illustrates the expertise of EXTENDAM in identifying, supporting and enhancing high-quality hotel properties in the heart of Paris, alongside established operating partners.
A patrimonial hotel asset in Paris
In April 2020, in a market context disrupted by the health crisis, EXTENDAM acquired the business assets of the Stendhal Place Vendôme hotel via a hotel SME, alongside Ker Hospitality. The 21-room hotel is a boutique property characterized by a strong historical and architectural identity. Formerly the residence of Stendhal, the hotel is distinguished by its 18th-century stone façade and elegant architecture, emblematic of historic Parisian buildings. The property includes a cocktail bar, Le Sorel, as well as a breakfast room.
During the holding period, light refurbishment works were carried out to refresh the rooms and enhance guest comfort. The implementation of more modern management practices, operational oversight and commercial strategies supported the enhancement of the hotel’s economic performance and a strengthening of its market positioning.
The hotel holds the Green Key certification, underscoring the implementation of recognized environmental standards.
This transaction was carried out alongside Ker Hospitality, a long-standing operating partner of EXTENDAM, with whom the group maintains a long-term relationship based on a shared vision for the value creation of city-centre hotel assets.
A prime location within a structurally resilient Parisian hotel market
The Stendhal Place Vendôme hotel is located in Paris’s 2nd arrondissement, in immediate proximity to Place Vendôme, the Tuileries Garden, Opéra Garnier and the Louvre Museum. It benefits from a premium environment combining luxury retail, high-end dining and office spaces, within an area particularly appealing to a predominantly international clientele. The property enjoys excellent accessibility, supported by a dense public transport network with several major stations nearby, including Pyramides, Opéra, Quatre-Septembre and Concorde.
The Paris city-centre hotel market remains characterized by strong supply constraints and a limited volume of transactions. Supported by solid fundamentals and structurally high demand, particularly in the upscale and luxury segments, it represents a highly selective investment market offering rare opportunities with significant value creation potential.
Inès Haack and Caroline Betemps, EXTENDAM said:
“This disposal, completed under favourable market conditions, illustrates EXTENDAM’s ability to execute high-performing transactions on prime hotel assets in Paris centre, supported by long-term partnerships with high-quality operators such as Ker Hospitality. The transaction generates an internal rate of return exceeding 20 %”.
