EXTENDAM announces the sale of Hôtel La Pérouse following a five-year holding period. This 4-star hotel, located on Quai Rauba Capeu, offers panoramic views over the Baie des Anges. At the end of 2021, EXTENDAM (via a hotel SME) acquired both the freehold and business assets (murs et fonds de commerce) of this Niçois property. The primary objective was to drive a value-creation strategy centered on an extensive renovation program and the high-end repositioning of the asset.
A value-creation strategy driven by an ambitious renovation project
Built in 1936 and without any major updates since the late 1990s, the property required significant restructuring to align with its true potential and market environment.
EXTENDAM implemented a comprehensive renovation program between October 2022 and late 2023, covering the entire hotel. Key highlights included:

A complete refurbishment of the 53 rooms and suites (including 16 suites).

The redesign of the F&B (Food & Beverage) and bar areas.

Upgraded wellness facilities (outdoor pool, sauna, fitness center).

Modernized seminar and meeting spaces.
These improvements significantly boosted the hotel’s appeal and supported the growth of its operational performance.
Throughout this period, the hotel was operated by Capital Hospitality Europe, a long-term partner, who implemented operational management and asset management strategies tailored to the asset’s new market positioning.
A favorable market environment for the upscale segment
The Nice hotel market is characterized by a scarcity of transactions in the upscale segment, amidst a gradual “premiumization” of the local offering. In 2025, the Côte d’Azur continues to show sustained performance momentum. In Nice, the RevPAR for the upscale segment reached €193 (year-to-date, January to October), a 5% increase compared to the previous year.
This transaction reflects the ongoing premiumization of French hotel assets, fueled by resilient demand and the long-term attractiveness of prime urban destinations.
