EXTENDAM acquires a portfolio of five Holiday Inn hotels with Solanet Gestion Hôtelière
EXTENDAM and Solanet Gestion Hôtelière have signed their second business collaboration with EXTENDAM’s acquisition of a portfolio of five hotels under the Holiday Inn and Holiday Inn Express brands in Lille, Amiens, Toulon and Clermont-Ferrand. These hotels, with a total of 442 rooms, are part of a premises and business acquisition, with the exception of the Holiday Inn Express Toulon Sainte-Musse, where only the business was acquired. The deal was brokered by Christie & Co, a hotel real estate specialist, represented by Thomas Krynen.
Two Holiday Inn hotels in Toulon
Located in the middle of Toulon’s historic city centre, halfway between the railway station and the commercial port, the Holiday Inn Toulon Centre welcomes business customers in a dynamic and buoyant area. This 4-star hotel has 80 rooms and covers 4,000 sq m. Over the next few years it will reap the benefits of several projects such as the renovation of Toulon’s historic centre and the redevelopment of the Chalucet district.
The Holiday Inn Express Toulon Sainte-Musse is also located in a fast-changing district that aims to become a real multimodal hub. This 81-room 2,434 sq m hotel is strategically located close to offices, a hospital and a brand-new clinic due to open this year, which should provide good growth in customer numbers.
Holiday Inn Clermont-Ferrand: a key location with flourishing cultural amenities
The city-centre Holiday Inn in Clermont-Ferrand enjoys an attractive location in a district with significant existing cultural and leisure facilities and others being developed. The new Pierre de Coubertin swimming pool, with 360,000 annual visitors is very near the hotel, as is the La Comédie Scène Nationale theatre and the forthcoming main Clermont-Ferrand library, due to open in 2022. The hotel has 94 rooms and should attract a growing number of business and leisure customers over the coming years.
Holiday Inn Lille Ouest Englos: commercial momentum and labour pool
The 4-star Holiday Inn Lille Ouest Englos sits next to the Englos Les Géants shopping centre, the main shopping centre on the west side of Lille. It is well served by transport links, as it is close to the A25 motorway (and the RN21) and to the proposed tram network extension. The 121-room hotel covering 5,224 sq m also offers many meeting rooms. The outlook is therefore very good for welcoming a growing number of business customers.
Holiday Inn Express Amiens: a fast-changing district
With its central location very close to Amiens railway station, the 3-star Holiday Inn Express Amiens stands to gain from the large Gare-la-Vallée district renovation project, due to be completed in 2020, which should bring both business and leisure customers. The 1,791 sq m hotel has 66 rooms and 80 sq m of meeting rooms.
“EXTENDAM has known Solanet Gestion Hôtelière for a long time and together we form a strategic and complementary partnership. We first worked together on a deal in Paris in 2018. We are delighted to be investing alongside them for a second time in assets with great potential in dynamic, fast-changing cities such as these,” explains Jean-Marc Palhon, Chairman of EXTENDAM.
Currently, Solanet Gestion Hôtelière operates around forty independent hotels or hotels under the Louvre Hotels and Accor brands. The group, founded by Jean Solanet and now led by Louis Solanet, acquires or builds two or three hotels each year thanks to the expertise provided by Timothée Hainguerlot, who supervises the company’s investment activity.
“Solanet Gestion Hôtelière is a family-run company that has supported hospitality industry investors for thirty years in France and abroad. Our positioning is thus very close to EXTENDAM’s, but also complements it. This is why we enjoy working with this company, which is respected by the largest hospitality industry families in Europe. We are also delighted to carry out this new, larger deal with EXTENDAM,” explains Timothée Hainguerlot from Solanet Gestion Hôtelière.
