Cannes: Opening of the Hôtel Lepoussin

EXTENDAM, alongside its partner Assas Hotels, has announced the opening of the Hôtel Lepoussin, located at 1 rue Le Poussin in Cannes. This 72-room, 4-star property, formerly operated under the Citadines brand, has undergone an extensive renovation and repositioning programme designed to give it a brand-new identity. This operation illustrates EXTENDAM’s expertise in value creation through the conversion of hotel assets, and follows on from the repositionings already completed on several serviced residences.
Value creation strategy – a complete repositioning into a 4-star boutique hotel
The project was based on a complete transformation of the asset, with the objective of repositioning it within the upscale boutique hotel segment. The property now offers 72 rooms as well as common areas redesigned around a Belle Époque atmosphere. The former studios and apartments were entirely rethought: kitchens were removed and certain spaces redistributed to create several distinct room categories. Furthermore, the conversion of the attic space optimised the property’s capacity. The common areas were also fully reconfigured and expanded to provide an enhanced and differentiating experience, notably thanks to the extension completed on the ground floor. They include a lobby organised around reception and social spaces featuring an honesty bar and two library alcoves, and the winter garden—bathed in natural light thanks to its glass roof—which hosts the breakfast and buffet area in a leafy, plant-filled setting. In the basement, a relaxation area with an indoor pool, deckchairs, a herbal tea lounge, and a fitness room completes the offering.
A central location at the heart of an international destination
Ideally situated, the property enjoys a central location providing quick access to Cannes’s main points of interest, such as the Croisette, the Suquet district, and the Lérins Islands. The Palais des Festivals et des Congrès can be reached in under a ten-minute walk, while the main railway station is in the immediate vicinity. Cannes-Mandelieu Airport is around twenty minutes away, and Nice Airport is approximately thirty minutes away. As an iconic city on the French Riviera, Cannes boasts strong international tourist appeal, supported by a particularly rich events calendar. Highlights include the Cannes Film Festival, which annually gathers nearly 40,000 professionals and over 150,000 festival-goers. This dynamic helps maintain high occupancy levels, with a relatively moderate seasonality on an annual scale.
A positioning aligned with boutique hotel market expectations
The repositioning of the Hôtel Lepoussin aligns with a structural trend in the hospitality market, driven by the rise of boutique hotels. These properties, typically limited in capacity, stand out through a strong identity, meticulous design, and a personalised approach to the guest experience. Based on a philosophy of lifestyle and authenticity, this segment responds to a growing demand for human-scale venues offering a unique and immersive atmosphere, breaking away from traditional hotel chain standards. The development of this type of asset in major urban and tourist destinations, such as Cannes, demonstrates their economic relevance and their attractiveness to a clientele seeking differentiated experiences.
“We are delighted with this new opening carried out alongside Assas Hotels, a long-standing partner of EXTENDAM. The repositioning of the Hôtel Lepoussin fully illustrates our ability to transform existing assets in order to align them with current hospitality market expectations, while enhancing the value of prime locations,”
comment Bertrand Pullès, Inès de l’Aulnoit, and Caroline Betemps for EXTENDAM.
