Residence Inn Didot Montparnasse: A New Exit Operation for EXTENDAM
EXTENDAM announces the sale of the property and business assets of the Residence Inn Didot Montparnasse, an 82-key aparthotel located in Paris’s 14th arrondissement. The transaction follows a successful value-add investment cycle that enabled the transformation and strategic repositioning of the asset within its market.
A Strategic Repositioning
In May 2021, investment funds managed by EXTENDAM, in partnership with SOHOMA, acquired the asset, which at the time operated under the Citadines brand. An ambitious repositioning plan was launched to optimize operations and elevate the asset to a higher standard.
Renovation works, which began in September 2022 (mostly while the property remained open), were completed in June 2023. The upgrades enabled the hotel to meet Marriott standards and significantly enhance its market positioning.
The strategic direction was to retain the aparthotel concept, which is particularly well suited to this location, while modernizing the product to a 4-star level. The establishment now meets growing demand for flexible accommodation solutions combining comfort and independence—ideal for a broad clientele: business travelers during the week, leisure guests on weekends, and stays ranging from short to extended durations.
The common areas were redesigned to offer a warmer and more functional experience. The interior garden was opened up, making the ground floor more inviting. An enhanced food and beverage offering was introduced, including 24/7 snack service to improve the overall guest experience.
A Strong Outlook for Urban Serviced Residences
Located in Paris’s 14th arrondissement, near Gare Montparnasse, the aparthotel benefits from a strategic location at the heart of a lively and well-connected neighborhood. This provides direct access to major transport hubs, business centers, and cultural and tourist attractions across the capital.
Driven by rising demand and the growth of the “bleisure” trend, Paris’s aparthotel market has shown remarkable resilience to economic cycles, supported by a diverse clientele and adaptable stay formats.
Paris’s attractiveness—boosted by major global events like the 2024 Olympic and Paralympic Games—continues to reinforce investor interest in this rapidly expanding hospitality segment.
A Successful Exit under Optimal Conditions
EXTENDAM has sold the asset to its operating partner, SOHOMA, which is restructuring a new investor round and will continue to operate the hotel, ensuring the ramp-up of its performance.
The deal was conducted under favorable market conditions, generating an IRR close to 15%, in line with expectations. It validates EXTENDAM’s strategy of unlocking value through targeted renovation and operational optimization.
